FOR PROPERTY OWNERS

Sell As-Is or Redevelop First?

Not every property should be renovated before sale. Fieldstone evaluates the economics before recommending redevelopment.

THE REAL QUESTION

Which Option Produces the Stronger Net Outcome After Cost and Risk?

The decision begins with a complete economic comparison—not renovation excitement or projected sale price alone.

Sell As-Is

Redevelop First

Measure the Incremental Benefits of Redevelopment.

As-ls Value

Renovated Value Range

Total Project Cost

Carrying & Selling Costs

Contingency

Time & Risk

Projected Net Outcome

DISCIPLINED GO/NO-GO

Sometimes the Right Recommendation Is to Sell As-Is.

If redevelopment does not create sufficient risk-adjusted value, Fieldstone will recommend against it.

Redevelopment May Be Worth Evaluating When...

Potential does not equal approval. Every proposed redevelopment must pass Fieldstone’s feasibility and risk review.

Questions Property Owners Often Ask.

Is every property a candidate for redevelopment?

No. Fieldstone first evaluates the property condition, market support, anticipated scope, costs, timing, and risk. If redevelopment is not expected to produce a sufficiently stronger risk-adjusted outcome than selling as-is, Fieldstone will recommend against it.

Does Fieldstone guarantee a higher net outcome?

No. Sale prices, construction costs, schedules, and market conditions can change. Fieldstone uses disciplined underwriting, contingency planning, project controls, and transparent communication to improve decision quality and manage risk, but no financial outcome can be guaranteed.

Does Fieldstone provide financing?

Fieldstone is not a lender. When appropriate, financing options may be discussed or coordinated through qualified third-party lenders. Availability, approval, and terms are determined by those providers.

Does Fieldstone list the property?

Listing, negotiation, and sale are handled by the property owner’s licensed real estate professional. Fieldstone coordinates redevelopment closeout and market preparation with that professional.
